Southern Highlands rose on the valley's southern rim in the early 2000s as one of its more polished master plans — tree-lined parkways, guard-gated enclaves around the golf club, and Mediterranean-leaning production homes that are now a full twenty-plus years into the desert sun. This is prime repaint territory, and it comes with a rule the whole community knows: the association reviews exterior color. Repainting even in your existing color scheme is the easy path; changing the scheme means an approval process, and we prepare that submittal with you so the review goes through on the first pass instead of the third.
The houses themselves are classic 2000s Las Vegas construction — stucco bodies with generous foam pop-outs, banding, and tile roofs — and they age in the classic pattern: cracking along the pop-out returns, fading on the south and west exposures, and caulk failure at the windows. On the elevated lots along the rim, wind exposure accelerates all of it. Our exterior work here is prep-heavy on purpose: wash, crack repair, recaulk, then spray-and-back-roll body coats with hand-finished trim and iron.
Interiors in Southern Highlands were finished in the full Tuscan-era kit — arched niches, faux-finish accents, gold-beige everywhere — and retiring that palette is our most-requested interior job in the community. Done as one whole-house project with the exterior, it resets the entire home in a single scheduled pass.
